Layout and functionality of the rooms
1 Length of corridors:
Long corridors are not the best choice for an apartment. They take up valuable space, create a sense of narrowness, and are often poorly lit. It's better to opt for compact and functional corridors.
2 Bathroom:
If you plan to expand the bathroom, make sure it's possible in advance. In multi-apartment buildings, the relocation of wet zones is strictly regulated, and it's not always possible to enlarge the bathroom by using space from adjacent rooms.
3 Walk-in closet in the bedroom:
A separate walk-in closet is a convenient solution, but it's important that its installation doesn't make the bedroom too cramped. Assess the proportions of the room and ensure that after zoning, there will still be enough space.
4 Closet in the hallway:
The entryway should include a niche or space for a closet. Without organized storage for outerwear and shoes, the hallway quickly turns into chaos.
5 Sewer shafts:
When choosing an apartment in a new building, ensure that there are no sewer risers in the middle of the apartment. It's better when they are "pressed" to the apartment's load-bearing walls.
